The boom in the property market has made lettings very attractive as opposed to many financial investments schemes. With rise in property prices and high interest rates many are now renting than buying and as a result demand for rental has outstripped supply. On the other hand, the lettings market has become more regulated and tenants are demanding more for their money.
At Marble Properties we understand that renting your property is a major decision. Therefore, finding the right tenants is paramount in order ensure your property looked after well and the rent is paid on time. Many landlords find renting very complex, however, it is relatively a straight forward process and we will ensure the whole process is taken care of from start to finish. To help understand the process, here is a step-by-step guide on lettings.

How the Renting Process Works
We have included a step-by-step guide to make renting simple and hassle-free. Please note that this only a general guideline as all transaction differ from each another.
Valuation
First step is to request a free valuation with Marble Properties. This can be done either by calling us or completing a valuation form online. You can choose to let the property on a 'LET ONLY' or 'FULL MANAGEMENT' agreement with Marble Properties. Another factor you will need to consider is whether you would like to let the property furnished or unfurnished. Landlord request a valuation now!
Preparing Your Property
It is very important that your property looks presentable to prospective clients. We recommend the property is professionally cleaned prior to the commencement of any viewings. Neutral colours throughout will also help improve desirability. And finally, little things such as tidy bed covers and sofa cushions can make a big difference. We can recommend you a number of professional cleaning companies.
Legal Compliance
All landlords have a legal obligation to ensure that their property complies with all required regulation covering safety of gas appliances, electrical appliances and any furnishings provided for the use of tenants. We can arrange such inspection on your behalf.
Processing Your Property Details
Once we have received instructions from you, we will arrange for professional photographs to be taken of your property and prepare the necessary marketing materials.
Marketing Your Property
Your property will receive undivided attention from the moment 'go' benefiting from a number of advertising media including our website, Find a Property and various local publications. Our in-house Marketing team will ensure your property is presented in the most attractive way.
Viewings
We will arrange all viewings between 10am - 7.00pm Monday to Friday and Saturday 10am - 4.30pm and prospective tenants will be chauffeured to your property.
Proceeding With a Tenant
Once we have found a suitable tenant(s) we will take a holding deposit and reference fees to secure the property and apply for references. If references are successful, we will proceed to the next stage. We aim to have the references completed within 3-5 working days.
Inventory
We recommend that an inventory is carried out when a property is let furnished. This comprises of a full list of contents within the property for tenants use and also a schedule of condition. At the termination of the tenancy agreement, a schedule of dilapidations will be drawn up to assess if there should be any deductions from the security deposit. Marble Properties can assist you with all inventory requirements.
Tenancy Agreement
We will draw up the Shorthold Tenancy Agreement and any other legal agreement which will need to be signed by both parties. A copy will be forwarded to you and one kept in file.
Rent and Deposit
If the property is rented on a 'LET ONLY' basis, we will collect the first months rent and the security deposit. We will then forward this to you after our commission has been deducted. The way landlord hold deposits have now changed. It is now a legal requirement that all deposits held by Landlords for an Assured Shorthold Tenancy MUST be protected in a deposit protection scheme (DPS). Marble Properties can advise you on this. If the property is rented on a 'FULL MANAGEMENT' basis, in addition to the above we will collect the rent for you every month, undertake any repair issues and carry out quarterly inspection of your property.
Completion
Once all this is completed, utilities are transferred to your tenant's name. Your property is now LET. Congratulations
