How the Buying Process Works
Although the process seems to be daunting, in general the process is pretty straight forward. We have included a step-by-step guide to make buying simple and hassle-free. Please note that this only a general guideline as all transaction differ from each another.
Register Your Interest

Searching for the Right Place
Once we have captured your requirements, we will match available properties to your particular needs and inform you of those via phone, email or post.
You can also visit our websites to see new properties as they come on the market. We recommend that you arrange a viewing at the earliest opportunity to maximize your chances of securing the property.
Having a mortgage decision in principle can help speed up the buying process. We also recommend that you choose a solicitor who can carry out the conveyencing of the property should the sale proceed. Marble Properties can assist you with both your financial and legal needs.
Making an Offer
Once you have found a property you like, you can make an offer. We recommend you make a strong offer to improve your opportunity of securing the property. We will forward the offer to the seller for their acceptance. At this stage your offer is subject to survey and contract.
Legal Paperwork
Once the offer has been accepted, both parties will need to exchange solicitor details and you will need to instruct your solicitor to proceed with the paperwork. A Memorandum of Sale will be sent to your solicitor which will provide all the details about the property. You will also need to instruct your mortgage broker to proceed with the full mortgage application and arrange survey for the property. Both parties should ensure that an exchange and completion date is agreed at this stage.
Local Authority Search
Your solicitor will request for the HIP pack from the seller's solicitor as this will contain title information, local authority search required by your lender and home energy report. The pack search will reveal any issues with property such as planning consents for the property, issues within the area and any future plans. For those selling leasehold properties, a management pack detaining annual service charge, ground rent and insurance will need to be submitted to the buyer's solicitor.
Draft Contract
This is drawn up by the seller's solicitor which details the seller's name, buyer's name and the price along with any special conditions of sale. This is forwarded to the buyer's solicitor for approval who may raise preliminary enquires. At this stage, a Land Registry search is also made on the property to confirm legal title of the property.
Survey
Your mortgage lender will appoint a surveyor to carry out a survey on the property to identify any structural issues and advise your lender on the value of the property.
Contract Approval
The draft contract is approved by your solicitor once the results of the Local Authority search have been received and all enquiries have been answered.
Formal Mortgage Offer
Provided the survey is satisfactory, you lender will make you a formal mortgage offer in writing. A copy will be sent to your solicitor for you to sign. This is known as the Mortgage Deed. Once signed and returned you will be in a position to exchange contract. You will also need to ensure your solicitor receives the agreed deposit amount (usually 5% or 10% of purchase price) prior to exchange.
Exchange of Contracts
The contract is signed by both the seller and buyer and now both parties are under obligation to complete the transaction. The deposit is transferred to the buyer's solicitor and a completion date is set.
Completion
On completion the residual monies (the balances of 90% or 95% obtained from your mortgage lender) are now transferred from your solicitor to your buyer's solicitor.
